OUR MISSION

This fee includes our comprehensive service package, Phases A-G, detailed below, which will take you from the initial design consultation and dimensioned survey, preparation of detailed scheme drawings through to Local Council decision stages, we act as your agents throughout the entire process which normally takes 12 weeks from start to finish and we make all the Local Council planning and building regulation applications for you.

THE NEXT STAGES

If you accept your eQuotation then you simply call us to arrange a site survey and design consultation at your property. OUR SERVICE PACKAGE INCLUDES:

A: Dimensioned Site & Plot Survey

This survey to ascertain the room sizes, wall thicknesses, boundary positions and external appearance of the building.

B: Design Consultation & Client Brief

We will discuss your house extension or loft conversion with you, in detail, at your property. We will give you ideas and options to make best use of the space whilst complying with your Local Council guidelines. We will use this brief as a basis in production of the building plans and associated building specifications.

C: Computer Aided Design [CAD] Building Plans Package

The following building plans & information, as applicable, will form the Local Council Planning & Building Regulation applications.

• Existing and Proposed Floor Plans
• Existing and Proposed Elevations
• Building Specification document & Cross section details
• Room Areas
• Block Plan
• Photographic survey
• Design & Access Statement

[Scheme drawings will be scaled 1:50 or 1:100 or 1:200 as applicable]

D: Building Plans Issue

We then send your building plans to you, either by email or post, normally within 7 days, we ask you to make any revisions to the building plans and once you are happy with the building plans we compile the Local Council planning and building regulation applications.

E: Householder Planning Application

We then compile and submit your planning application to your Local Planning Authority [ LPA ] via the Planning Portal. We are registered as planning professionals with the Planning Portal and we are accredited agents.

F: Building Regulation Application

We also compile and submit your building regulation application to your Local Authority Building Control [ LABC ]

Once your applications are received by we would ensure that your applications are then registered and validated swiftly to avoid any unnecessary delays for you.

G: Full Agency Service

We act on your behalf, as your agents, during the Local Council application processes. Once we receive the Local Council decisions we then send these to you, either by email or post and you can then start building.

BUILDING CONTROL We are a LABC approved partnership company. This approval allows us to carry the LABC Partnership logo.

This partnership helps to simplify and speed up the building process and plan appraisal generating substantial savings in time and money.

We liaise with a dedicated professional building control surveyor at Building Control who in effect is part of our design team to offer advice on all projects no matter where they are in the country. This design team approach ensures that any issues can be resolved early in the design process and will eliminate the need for expensive corrections later in the construction phase.

PARTNERSHIPS We work closely with other specialist companies such as structural consulting engineers and energy consultants.

TIMESCALES Most of our clients, once they have decided to extend their property request that their applications are submitted quickly, so our mission is to issue building plans within 4-7 working days of the site survey and design consultation and submit your Planning and Building regulation applications within 2 weeks of the site survey, allowing time for you to make revisions to the plans.

ACCURATE BUILDING QUOTATIONS The building plans we produce will enable Building Contractors to provide you with accurate quotations. We are fully insured for all liabilities and professional indemnities. Copies of our certificates are available for viewing upon request. It is essential that anyone providing architectural building design services for your home is fully insured for professional indemnity.

I had previously used two architect companies to design an extension and been refused planning permission both times. A friend told me that her husband who is a builder always used Aztech.
