Hi Guys,
It’s my turn to start planning a house extension in my family home. But I am in the very very early stages. I am currently in the planning stages.
I just wanted to know opinions on if I will be allowed permission to do this. I live in a semi detached house and if we are to build it the way that I want it, then I will be about 2 metres away from my neighbour.
I am planning a single storey rear and side extension

Dont see no reason why you cant obtain Planning - 2.0m adequate space for access to rear - I assume this to boundary and your neighbours haven't built up to their side of boundary? You might not be allowed any side windows. The two storey rear extension would need not overshadow your neighbours rear windows. refer to 45degree rule - page 19

Although this is N.I. Planning - Other council areas should have similar guides -
From your sketch it looks like you are planning a 2 storey side (bathrooms)and partly 2 storey (kitchen/Bedroom) and single storey (Dining) rear extension - Great size and should transform your house. Your main concern with your neighbours (side extension side)would be the rear extension and it is wise to let them know what you intend to do before submitting to planning.

Well they have a walkway to the rear. We wouldn't be going over their land. The below image outlines it, the yellow part is their land. The red boxes are the proposed extension. Also my neighbours on the other side have a Christmas tree growing pretty big. How do we force them to remove it? They live in a council house by the way if that is relevant.
EDIT: the guide looks useful, but is for Northern Ireland or is it pretty standard everywhere?

Hi guys, I was talking to an architect today and he said that a double storey side extension may not be possible! This is very annoying because out plans are perfect right now. But not so good when I tried to plan with out the side double and the kind of implications if we cant build two storeys!
Really would appreciate it if someone could shed some light on the dilemma!

Have you thought about a roofspace conversion? Even with a hipped roof! if your construction of existing roof is suitable then it could be your 4th bedroom if the 2-storey option doesn't work - You may need a side dormer or an extra purlin to enable the stairs to work but is an alternative proposal -

Well coming from someone whose extension plan has been rejected for the second time in as many years, despite having supposedly experienced architects, I'd say - speak to your local planning department. Arrange a meeting with them, take your plans, photographs, etc and explain what you want to do. We also had the 'perfect' plan but have had to make compromises. We are just about to enter another amended planning application stage. |

Hey Guys,
FINALLY got planning permission.
I had an Architect who was not the best person to deal with. His name is Patrick Coakley of the Kent area. He was a nightmare to contact and never returned any calls!!! He submitted a plan for us to wait 6-8 weeks when we could have had the 48 hours one (for no apparent reason than to annoy us!!)
Anyway … So we have planning permission for a rear and side single storey extension. We are in the process of looking for a builder. But I think that we will probably be using a family friend. He has done a few extensions for family and it looks ok. I will be posting pictures as we progress.
I have roughly drawn out what will be happening in excel. Hopefully you guys will get an idea of what to expect. One of the problems is that my father has had a last minute change of plan and wants open plan now, we will have to see what the guys from building control have to say but I pray that it will be ok!
So here is the initial layout; hopefully I will be able to write more when we actually have a builder to start building …
PS: my stupid neighbors said that he will not be removing his stupid tree and insists that it will not grow anymore (he waxed the top) the branches are starting to hang over the fence .. though when we build we will be chopping anything that comes over. i may even start pouring salty water into the soil to kill if off slowly.

Hi Vincent, Very pleased for you that you have finally got your plans passed. Now the fun really starts! Good luck with start of the project (the drains and foundation digging was the bit I disliked the most) Once the walls start going up, you feel like you're getting there.

Harsh words about your Architect. The 6-8 weeks time period, well that sounds more like a planning application and the time frames don't really get any shorter than that.
The only 48 hour option could possibly by a building notice, and that is only an option for building control, not planning approval.
As for not being able to get hold of your Architect, is he employed full time by another practice? There are many design services that work this way to earn a little money on the side.
Did your Architect advise on tree influence? It may be prudent to get an engineers advice if there are large trees close to the proposal. You might get a shock from the building inspector when he comes to check the trenches prior to the pouring of the concrete.

Re Tree Influence
The NHBC has a fairly good guide as to what to expect from trees in and around your proposed site. Without my copy to hand I think it is section 4.2.
NB Cutting down a nearby big tree may not be the best solution, especially if your soil has a high clay content. The tree stops sucking out the water and evaporating it, and the land swells (called ground heave)and rain has nowhere to go, other than into the soil structure.
You may need deeper foundations and some compressible packing.
Getting either a planning permission submission and a full plans building regulation submission approved in 6 weeks is good going. Central government sets a target of 8 weeks.
These are totally separate functions PP and BC. One is concerned with the impact on all aspects of the local environment/neighbours of your proposal. The other is concerned with ensuring your building does not fall down, endangering you and others, is it energy efficient, and will it be suitable for any future occupants, who may have a disability (corridor & door widths, downstairs loo).
The building notice route for BC is not soo good for you, as the BC inspector will not not have a chance to go over your plans beforehand and then performs a better informed site inspection (in that respect he is your friend/working in your interests, rather than the builder's who may consider his work is ok). It is not a bad route if you are totally familar with all aspects of the intended job, location, site etc. I recently looked at the costs of the two routes and you seem to save just time rather than than money, but I could be wrong on that point.

Hey Guys,
After a long wait, we were going to build after the New Year, but in desperation my mother decided that we should build now and have the place ready for Christmas. So today the builders came around and started digging the trenches for the cement. They have a mountain of dirt and clay that hopefully will be removed on Monday when we can hire a skip. Also on the list of things to do, we need to get the building inspector to come round to let him know that we have started!
I will be asking for your inputs and hopefully you can help me decide on a few things :) (Making it a little interactive haha!) I will post pictures of progress as we go along. And like vicki, was very very dedicated in her blog, I will try to be as well.
Also the cost of the build we was told will be around 24k and the builder we used is a family friend who has a lot of experience. is this a good price for what we are building??

Well, little update. the foundations have been put in, and I tried some of the digging myself and Jesus it was tough, my back, muscles ache!! If there are any questions please ask! Also a note for others, the skip man damaged out drive, it was so heavy it dented the floor even though he put "protection" down, which was planks of wood.

Sorry, been a bit inactive on the site atm. the weather has meant that the builders have not been able to build. I will put up some pictures of the first few layers of bricks! Been busy buying a kitchen. Just wanted to ask how much you did guys spend on your kitchen?
I also bought myself a lovely double bed!
EDIT: Here you go guys, as promised. and I cant really be bothered to write too much because in ll honest i don't think anyone cares( I didn't when I was researching) people just want to see progress and ask question (so ask away :) )
