 On the way but need ideas

Can anybody out there help us,we have plans passed on a two storey extension to our semi- detached house. The size is approx 11 mtrs x 3mtrs, bottom floor consists of garage & utility room, upper floor bedroom & enlargement of exsisting bathroom. The extension will have a pitched tiled roof & all eletrical & inside plumbing is being sorted by ourselves. Has any one had a quote or had this type of work completed, we are getting so much variation on quotes we would welcome any advice, Thanks

Hi,
Seems to vary dramatically. We are doing a 30ft x 20 ft exension so a few feet wider than yours, storey and a half, on a semi, like yours with pitched roof and after getting some ridiculous quotes for as much as 77K !!!! (yes exactly), we have gone for a well recommended builder (built my mum's house) and his quote is 40 which we are happy with. That is just for finished building without plumbing and electrics we we are expecting another 5 K on top. Things arn't cheap any more and we are in the North!!!

We have gone for large kitchen, utility, dining/sitting area with upstairs ensuite master bedroom and dressing room.

Hope that helps a bit but everyone seems to have different cases really.

Thanks for yor reply, we have just had a builder call to give us an estimate he seems to be a little more sensible than the two previous ones.
We are in Nottinghamshire are you futher north than us, i thought our quotes varied untill i saw yours.

Our intial quote for the work was £20,000 + vat, but that was for a smaller plan we had first {8mtrs by 3mtrs}. Unfortunately our local concil planning department insisted on the upper floor being set back 2mtrs which forced us to alter our design and upped our costs to £30,000 + vat up to £38,000 + vat. I am still waiting for two more quotes to come in from local builders, but i have got to admit i am fast loosing faith in the so called Building trade it always seems to take them six weeks to think about anything let alone put it in black & white.

HI Phil,
Know what you mean!!! We have so many outstanding quotes but at least we have one pegged to do the job now at a reasonable ish price if we ever get there as the council knocked us back yesterday (refused stamped all over it) but still haven't got letter explaining why - another 8 week set back as we will now have to resubmit pending what they say!! Neighbours haven't helped - who needs them
