That's just one of many that went in.

We've taken the whole ground floor back wall out, so as I explained earlier we had to have a box beam/frame installed in the living room which also had a slight caterlver one end which had another beam attached to the end of it, to extend it through to the kitchen. Then there's another beam in the kitchen to hold the back wall of the extension up.

As well as that there are another couple of beams in the garage and one in the loft, all in all about £5k's worth.

I'll post some more photo's up at the weekend.

Looking good :) The bearings on that steel in the first pic doesn't feel me with much confidence though.

I saw that too, should be a minimum of 100mm to each side but depending on the steel calculation even 150mm

plus why are there no concrete pad stones under the ends of the steel because for all my working life concrete brick has never been acceptable as a pad stone from any building inspector in the north west UK ?

just an observation not a criticism of the standard of construction as the workmanship is to a very high standard

Guys, you are obviously both right, the bearing at the end of this beam is borderline, but what is probably not clear here is that there is also a 10mm plate on the bottom to take the outer leaf of brickwork (even though it's not actually cavity on that bit) plus there are 2 10mm thick plates on top of the engineering bricks, this was all passed by both the structural engineer and the building inspector.

Anyway on to the next set, these are a bit closer to my heart as apart from dealing with planners, completing the drawings and trying to keep up with the builders (moving things and the usual chasing things) this is the first major bit of work that I was personaaly going to do.

It all started with the fact that we had a large porch and we came up with the idea of spliting it roughly in half and creating a downstairs WC. the floor level was lower than the main house, so obviously had to be raised but this also meant the front door & frame had to be raised, so I took this opertunity to put in a new frame and front door plus fit a much smaller window for the WC, luckily the guy's who did all the windows agreed to leave that window to me.

So the work begain, took out old picture window bricked up the opening to accept the new window, replaced door frame and a new front door, put in new suspended floor, insulate floor, put up stud wall, stick insulated plaster board to inside of out side wall to give some insulation, and stick plasterboard to the rest of the walls, new ceiling, heating, hot and cold water etc.etc and lastely make bespoke units with my own personal design (trying to keep to an art deco design) oh and lastely my first and last attempt at dryling, I was far to slow.

If anyone wants more detail on any of the build I'm happy to give it because I've missed out quite a few bits from the above as I don't have much time at the moment.

The fisrt few are of the patio which we had layed very early because the back of the house was like a mud bath and with 2 littlens we thought it was a good idea to get it done early.















This next set are of the Downstairs WC that I spoke about earlier.

No still haven't finished but here's another update, which I'm afraid to say is quite out of date but is in the order I've been doing the work.

Last June and July I took a 2 month Sabatical from my day job to get stuck into the house.

The plan at the begining was to complete both living room and kitchen, get the plmbers in to complete the new heating and hot water, electrician in to continue with the rewire, seemed like an achievable plan in 2 months.

Well I spent the first week or so running around after/infront the plumber and electrician, so not a great start.

Then when stripping wall paper in the living room I discovered that all the plaster was completely shot, spent about 2 days stripping plaster, it seemed every thing I wanted to do took a lot longer than I imagined.

Anyway I shall let the photos tell the story.
















































I do realize there is a big jump from plastering to the finished room, don't know if this is the fact I was too busy doing and didn't take any photos or I can't find them at the moment.

Anyway as you can see I did get the living room finished and there where some major jobs, especially the ceiling which now complete was well worth spending the extra time to lower it so you can't see any protruding beams. I hate boxed beams and pipes with a passion, all it takes is some extra effort.

Just to keep yopu interested I'll be posting the kitchen photos next, promise it won't take me 2 months this time.

Here's one last one of the living room in full use with my new wide angled lens.
