Hi all,

I've been using this forum for some time now mainly to see how other people do things and also for insperation when things get a little bad.

The story of our house extension started back in November 2007 when we moved from a very nice 3 storey town house only 7 years old, nice and warm and needed very little maintenance, to a 1930's house that was in very good order just a little dated, very cold and a huge amount of work required.

We had our first planning application turned down but after a visit to the planners and much discussion came up with some amendments that ment it got through 2nd time, this was after giving the first Architect the boot as he should have known better about what would/wouldn't be allowed.I completed the drawings myself including all building reg info.

At this point I should mention that in a former life I was a Carpenter and I worked with my family for some 15 years before I collapsed a disc in my back. Now I work in IT and have done for the last 13 years (there is a bizarre link but won't go into it here)

Hence me having the ability to complet my own drawings.

The initial plan was for me to manage the build and I would employ all the different trades seperately, but after a couple of months tying to get tradesmen to come around and then give quotes there was a change of tack. (must point out that I now live about 1.5 hours away from my family and therefore have no local building contacts)

I did get a few quotes from Contractors to complete the whole build but as usual this was way over our original budget and I had a sudden realization that my budgeting might be very out of date as I hadn't been inthe trade for so long.

So I ended up using one contarctor who's completed about 4 houses in our road to do just the shell with roof and windows to a water tight finish and then I would do most of the rest.

Here is how the house started (it's the one on the right)

Sorry about photo's, having some technical issues with my Kodak Gallery, I can see the photo's but no one else can.

Might have to move them to somewhere else unless anyone can advise.

Ok so now I've fixed the photos issue, ended up have to move them to Photobucket.

Anyway on with the story.

The plan was to have a 2 storey side and back extension with a single storey rear extension to the living room, the only changes we had to make where that the Garage had to be set back from the front of the house as well as the En-Suite above it, we also had to set the main bedroom at the back back a bit as the extension projected 4m from the back of the original house,with these changes we were granted planning.

In total we've added 84m2 to the house.

This shows our neigbours house with the protruding Garage that we though we could have, but the planners thought otherwise.



This next set of photos shows the house before work started






My plan is to update this post bit by bit, so more to come later

Looking good :)

A couple of things I have noticed (being an Architectural Technician)...

The roof to the garage is showing having a higher ridge level on the front elevation than it does on the side elevation. Even with the higher ridge on the front elevation, it doesn't look like it will conflict with the new Shower Room window at first floor level. I'm not sure how the planners or your neighbours would see that because it appears they have approved both ridge heights so you could go in for the higher, which means it will create more shadowing to the adjacent house.

It appears you've positioned the sanitaryware away from the windows at first floor level, which is fine because it will not cause conflict with the window cills as they all appear to line through and the cill to the bedroom is approx. 900mm above floor level?

Thanks DevilDamo for you comments, well spotted, this copy of the drawings where not the final ones, they were just a copy I had to hand to give evreyone on here and idea of what I was doing.

I must say I'm impreseed as most people wouldn't spot that detail, there where also some on site adjustments to this detail due to the neighbours garage, I failed to mention that this was at the start of the build back in Nov 2008, the shell is complete now and I'm currently fitting out the internals, which you will see once I get all my updates uploaded.

I'm sure you can appreciate with a years worth of work completed this will take some time to post on here

So you've seen the plans and the house before work commenced, now here's some pics of the start of the build with footings dug out garage removed and first part of footings poured.

You were ok to use 450mm wide footings then? :)

I assume you've contacted Building Control to let them see before and after the concreting of the footings?

I was about to say. Haha! They do look like 450mm from the photo's but like you say, photo's can be deceiving :)

Did you have to enter into any party wall agreements as I saw the footings to the front are right up against your neighbours garage wall?

Ok so I've now finished sorting photos and can now post some of them with a little commentary on the way.

As I said earlier in my posts, I've employed a contractor to build the shell, and below is how they got on from the footings onwards.

























Here are some of our Living room where I constructed a temp stud wall, as the old one was comimg out and we wanted to keep the living room functioning as a dining room. I re-used the old French doors and window. In place of the old wall there was to be a box beam contruction, i.e steel RSJ top, bottom and sides, the photo's will make it clearer later

could you make the photos a little larger as non of the detail is visible, if you scale them to 400 wide and set aspect ratio they will scale automatic

Ok I've now changed the photo's back so that they are more viewable, even though I can't see them myself from work, unless I use my Mobile.

I'm at home now and can see the photos so hopefully everyone else will be able to see them and here's some more.
