Hi all,
My idea is to extend our living room which is under our master bedroom and what I'd really like is to have a flat roof on the extension which would also serve as a balcony to the bedroom.
Does anybody have experience of this and can anyone offer advice as to the feasability and execution of such a project? I suppose the main concern is if it's much more expensive to have such a roof, assuming it's possible.

My parents done this when they built a new kitchen and then had a balcony out the back. The problem came when the overlooking issue of the balcony to the neighbours.
They got round this by installing a large Window that opened like a door.

Or the LA planning department may request some kind of privacy screening to prevent overlooking.

Hi,
Is there any buildings there at the moment ie garage etc. that you will be using to form part or all of your extension - if so then the footings will need to be inspected by building inspector to ensure they will accept adequate loads as the roof of the extension will need to be constructed from timber floor joists to support people standing there - perhaps even steel joists if the proposed balcony floor is to be formed from concrete.
What size opening would you be looking for to lead out to the balcony?
And Now for the bad news, receiving planning consent for an extension with a balcony is notoriously difficult in all but the most rural locations - Based on my knowledge of my own local authorities if your property is not detached you will probabbly have to forget about it.
A good thing to do would be look at other properties in the area - if anyone else has a balcony then that will go in your favour

We constructed a balcony on a semi detached house a few years ago but the extension was already built, we changed the existing felt roof covering to asphalt on top of new exterior plywood sheeting fixed to the existing 9" x 2" timber roof joists, it had wrought iron railing round the perimeter of the balcony with a gate so the customer could add a spiral staircase at a later date down to the patio.
the existing rear bedroom window 1200 wide and brickwork below it was removed and a pair of French doors fitted for access onto the new balcony
the customer specified an asphalt roof to the balcony but on a very hot day asphalt does go soft and a chair could leave a mark on the surface, to get round this you could have timber decking boards on top of the roof covering fixed to a light weight timber frame to give the roof protection
We also changed the roof on the existing garage from a flat roof to a 30 degree pitched roof and everything passed planning without any problems, the issue we had was with neighbours complaining about the privacy aspect of being over looked and the height of the new pitched roof to the planning department so we had a couple of unannounced visits by a planning officer who kindly advised us that if the hand rail to the balcony railings or the top of the ridge to the garage roof do not exceed 4 metres in height then everything is fine and the neighbours can't do anything as it has passed the planning application
we have also constructed a balcony on a new extension which had a rubber roof covering glued to sheathing plywood on top of 9" x 2" timber roof joists which we tiled to give the roof protection so chairs won't pierce the surface, this balcony had stainless steel hand rails with glass balustrades
