Woodlea Extension
This
is a brief introduction to the extension at Woodlea. If you would

Woodlea is a beautiful house. A three bedroom bungalow (Dormer
extension upstairs completed in 1989 by former owners), with a fairly
sizeable garden front and rear that to be honest was its main selling
point.
Over the last 2 years all rooms have been decorated. However more
space was needed as a son was born. Needing a study, and anticipating
that in the future Samuel may be provided with a brother and or
sister,
it was decided that 3 bedrooms were not going to be enough.
The
obvious answer was to build up by converting the upstairs single
dormer room into two double bedrooms. An architect was going to
be used to not only design the building but also oversee the project.
However, within minutes of arriving, the architect had dashed any
hopes of a vertical expansion of Woodlea. The roof pitch limited
any serious expansion of the upstairs, and what could be done would
be at great cost, require raising the roof, and the small matter
of the house being uninhabitable for 3 months. Everything looked
very gloomy until the architect saw the garden. He suggested linking
a new room to the old house via a walk-through conservatory.
Plans
were submitted to the council and permission granted. Following
this, building regulations were submitted and again passed. Now
was the time to send out tender documents to various builders. The
tender was to include such things as carpets, painting, flooring
etc as builders were to be asked to do all these finishing touches.
The architect handled this process and eventually helped make the
final decision regarding which builder to use.
